Real Estate Sale Price Evolution — Algeria (2023-2024 → 2025-2026)

Derived product, calculated from the Data Product "Real Estate Sale Price Reference — Algeria" (2023-2024 and 2025-2026 editions). No new data collection — see compute_derived_datasets.py in the ingestion pipeline for calculation details.

variation_pct calculated on the midpoint of each range ((valeur_min+valeur_max)/2) between the two editions — the usual method for a single evolution rate; the original min/max columns remain present for audit purposes.

Matched on (wilaya, commune, property nature, property type, zone) after normalising extraction spelling variants (stray spaces/hyphens — the same category of typo already documented on the source products): 84.6% of 2025-2026 rows matched to a 2023-2024 row (81,039 / 95,841).

Limited to 2023-2024 → 2025-2026: matching with 2021-2022 (different extractor, less standardised layout) covers only 13% of rows after the same normalisation, judged too partial to be published as a reliable evolution — see the source sale price reference documentation for details of this limitation.

Warning: the most extreme variations (up to +2900%/-91%) almost exclusively concern bare and agricultural land in the "remote" zone, whose DGI baseline reference value is very low — a modest absolute gap between editions mechanically produces a disproportionate percentage variation there. This is not a calculation error: interpret with caution for these categories, more reliable for built property (Individual, Collective, Commercial premises).

Open Data, Enhanced: the source data is a public administrative document, originally available free of charge as an unstructured PDF. This product reflects the real work of structuring (extraction, cleaning, version history) and making it available through multiple distribution channels — it is this enhancement that is priced, not the raw data, which otherwise remains freely accessible at its original source (see above).
